Request an itemized acquisition estimate
Ask local professionals to price the transfer tax applicable to the transaction, notarial work, registration, legal review, survey, translations and representation. Confirm the tax base, who pays each item and when it falls due. Fees and taxes depend on the location and transaction; an online calculator should be a planning tool, not a quote.
- Purchase price in the contract currency
- Local taxes, notary and registration estimates
- Lawyer, surveyor and translation quotes
- Transfer costs, travel and a contingency reserve
Model currency movement before committing
Keep the BRL purchase price fixed in your scenario and vary the number of reais received per dollar. A stronger real means the same property costs more dollars. Compare providers using the final BRL amount delivered after spread, fees and applicable taxes. Ask what documentation is needed and coordinate payment timing with your lawyer.
Budget the first year of ownership
Include maintenance, vegetation management, security, insurance where available, local management and applicable recurring taxes. For a building project, add site investigations, design, permits, access improvements and utilities. Separate work needed to make the land usable from optional improvements.
Test the downside as carefully as the upside
Ask whether you could comfortably hold the property with no rental or farming income, an unexpected repair and a delayed resale. A business plan should identify operating costs and the evidence behind revenue assumptions. Treat appreciation, occupancy and agricultural yields as scenarios until supported by property-specific data.
